When choosing a rental property, "gas type" is often overlooked. The difference between city gas and propane gas can result in thousands of yen difference in monthly utility bills. We'll explain the differences, cost variations, and how to verify which type your property uses.
The agency fee you pay when signing a rental lease has a legal maximum of "one month's rent plus consumption tax," but it can sometimes be reduced through negotiation. In this guide, a real estate rental specialist explains the legal framework behind agency fees, when and how to negotiate discounts, and how commission-free properties compare.
Electricity, gas, and water costs are among the most manageable fixed expenses in rental living. By switching to alternative energy providers and making simple lifestyle adjustments, you can save over ¥10,000 annually as a single resident, or exceed ¥30,000 as a family. This article provides practical utility-saving strategies tailored to different household types, from the rental housing perspective.
Because propane gas pricing is deregulated (with minimal government control), rates can differ by 2 to 3 times even within the same area depending on the supplier.
Monthly Cost Difference (one-person household, 1K unit, 10m³/month):
On an annual basis, the difference amounts to ¥24,000–¥48,000.
City gas is available only in areas where urban gas pipeline infrastructure is installed. In suburban, rural, mountainous, and older downtown areas—places without city gas infrastructure—propane gas is the only option.
Older buildings that were never equipped with city gas piping also often rely on propane. Additionally, apartment and building owners sometimes have exclusive contracts with propane suppliers in exchange for free equipment installation, leaving tenants unable to choose their gas provider.
Listing details include "City Gas" or "Propane Gas" (or "LPG") in the equipment and utilities section. If this information is not listed, always check with the real estate agency.
Within Sendai, propane properties tend to be concentrated in suburban and hillside areas, single-family homes and low-rise apartments, and buildings over 30 years old.
Because propane gas pricing is deregulated, it is theoretically possible to negotiate lower rates.
Negotiation Tips:
If you're unhappy with propane rates, switching to an all-electric setup or induction cooktop is a fundamental solution.
You can purchase a portable induction cooktop (1–2 burners, ¥3,000–¥8,000) and switch from gas to induction cooking, reducing your gas costs. If you stop using the gas stove, you'll pay only the base charge.
However, because your water heater for bathing and showering typically runs on gas, you usually cannot eliminate gas entirely. A realistic savings is what you save on stovetop cooking—approximately ¥1,000–¥2,000/month.
Even if a propane property has lower rent than a city gas property, it's important to calculate the "true cost" factoring in the difference in gas expenses.
Example: ¥50,000 rent (propane, ¥4,000/month gas) vs ¥55,000 rent (city gas, ¥1,500/month gas) Propane total: ¥54,000/month (¥50,000 rent + ¥4,000 gas) City gas total: ¥56,500/month (¥55,000 rent + ¥1,500 gas)
In this example, the propane property saves ¥2,500 per month, but the gap has narrowed. During winter heating season, when gas usage increases, the propane property's true cost may exceed that of the city gas property.
