How to Choose Floor Plans for Work-from-Home

The first important consideration for work-from-home is whether you can separate your work and living spaces. In studio apartments like 1K or 1R, daily life tends to intrude on your work, making it difficult to switch between work and personal modes. If possible, choosing a 1LDK or larger property allows you to use the living room and a separate room as distinct work and living areas.

A 2LDK or 2DK with a dedicated work room is ideal, but rent is also a factor. If budget is a concern, setting up a desk in one corner of the living room in a 1LDK is also an effective option. A property with a service room (storage room) is another choice—if it's spacious enough to function as a study, you can utilize it as your work space. During your viewing, check the actual size and measure to ensure your desk and chair will fit comfortably.

Key Points for Checking Internet Connection

For telework involving frequent video calls and cloud services, a stable, high-speed internet connection is essential. For apartment buildings, check whether fiber-optic lines have been installed throughout the building. Even properties advertised as having "free internet" may experience slower speeds during peak hours if the connection is shared among multiple units.

Even if a property currently lacks fiber-optic service, you may be able to install it with your landlord's permission. If fiber-optic is not feasible, you can also use a home router or mobile Wi-Fi as alternatives. During your viewing, check your smartphone's signal strength (4G/5G) to assess the connection quality.

Checking Noise and Soundproofing

Noise is one of the biggest concerns when working from home. Reinforced concrete (RC) and steel-reinforced concrete (SRC) buildings have better sound insulation than wooden or lightweight steel structures. If telework is a priority, choosing an RC property is a smart choice. Viewing the property at different times—such as weekday afternoons and evenings—helps you get a better sense of actual noise levels. You can use a decibel meter app on your smartphone to compare noise levels quantitatively.

Checking Power Outlets and Electrical Capacity

As your work equipment increases—desktop computers, monitors, external drives—you may run out of electrical outlets. During your viewing, check how many outlets are available near where you plan to place your desk. It's best to have at least 2-3 outlets available.

Electrical capacity (amperage) is also important. If the property has 20A or less capacity, check with the management company whether you can upgrade it.

Natural Light and Illumination

For a room where you spend long hours working at a desk, natural light significantly affects your work efficiency and eye health. North-facing units tend to be darker, but they have less glare on your monitor and offer consistent lighting for easier work. South-facing and east-facing rooms have abundant natural light, but you'll need to use blackout curtains strategically.

During your viewing, check the relationship between where you plan to place your desk and the location of windows.

Summary

To set up a home office in a rental property, it's important to evaluate five key areas: floor plan, internet connection, soundproofing, electrical capacity, and natural light. Making "work-from-home comfort" a clear criterion from the beginning of your property search is the fastest way to find a satisfying home for the long term.
