Rental property parking contracts fall into two main categories: those that are included with the residential lease and independent monthly parking contracts.
Parking Included with Residential Lease: When a parking space is included in the apartment or condominium lease and is treated as part of the monthly rent. Parking is typically terminated at the same time as the residential lease.
Independent Monthly Parking Contract: A separate contract is made with the parking lot owner or management company, independent of the residential lease. When moving, separate termination procedures are needed for both the residential lease and the parking contract.
It is important to confirm which type of contract applies before signing and to understand the notice period for termination (typically 1 to 2 months in advance).
Monthly parking rates vary dramatically by region, with differences of more than 10 times between central urban areas and rural regions.
Central Tokyo (Minato-ku, Chuo-ku, Shibuya-ku): ¥30,000–¥80,000+ per month. Some properties near Aoyama and Roppongi exceed ¥100,000.
Tokyo Suburbs (Setagaya-ku, Suginami-ku, Nerima-ku): Approximately ¥15,000–¥30,000 per month.
Central Yokohama: Approximately ¥10,000–¥25,000 per month.
Osaka City (Umeda, Namba areas): ¥20,000–¥50,000 per month.
Nagoya City: Approximately ¥8,000–¥20,000 per month.
Sendai City: Approximately ¥5,000–¥15,000 per month.
Fukuoka City: Approximately ¥8,000–¥20,000 per month.
Regional Cities (population under 300,000): Approximately ¥3,000–¥8,000 per month.
Parking spaces included with rental properties are often priced lower than the neighboring market rates, making them a significant advantage when moving in.
The simplest type: ground-level spaces marked out in sections. Available with or without a roof (carport style). Management fees are lower than mechanical systems, and entering/exiting is convenient, but security is generally lower.
Common in condominiums and larger buildings. While they can accommodate many vehicles, there are height, width, and weight restrictions. Even in SUV, minivan, and light vehicle spaces, certain vehicle types (such as EVs due to weight restrictions) may not fit. Always confirm that your vehicle meets the specifications before signing a contract.
Common in large condominiums in central urban areas. There are height restrictions (typically 2.0m or less), and vehicles with roof racks may not fit. There is also a risk of being unable to exit if the system breaks down, so it is important to verify the management company's maintenance system.
When another vehicle is parked in your contracted space without permission. The standard approach is to contact the management company and request their intervention. You cannot take enforcement measures like towing on your own, so always have the management company or owner handle it. If it happens repeatedly, filing a report with the police for property damage or trespassing is also an option.
A site visit and measurements before signing are important. Standard car widths are around 1.7m and lengths around 4.5m, but spaces 2.3m wide or less make entering and exiting difficult. If you find the space too narrow after signing, you may be able to negotiate a space change with the management company.
As with residential leases, parking lot owners may unilaterally announce rent increases. Since some cases fall outside the scope of the Land and Building Leasehold Act, whether you are obligated to accept the increase depends on the contract terms. When you receive a rent increase notice, first confirm the basis with the real estate company or management company, and consider negotiating or terminating the contract if the increase is excessive.
You must terminate the parking contract at the same time as the residential lease. In independent contracts, the parking contract may continue even after the residential lease ends, resulting in unnecessary expenses. Creating a checklist to confirm that both leases are terminated simultaneously when canceling your residential lease provides peace of mind.
By confirming these points before signing, you can significantly reduce problems after moving in.
