Guarantor companies and property management firms prioritize the ability to pay rent consistently each month. While salaried employees can prove stable income with pay stubs, freelancers experience significant month-to-month income fluctuations, making screening officers view them as "high risk."
Additionally, freelancers are disadvantaged regarding years of service and social credibility. Salaried employees can demonstrate work history with employment verification letters, but freelancers who recently started have little track record and may be viewed with concern during screening. Furthermore, without a withholding tax statement, income verification options are limited, and document preparation can be time-consuming, raising the hurdle for approval.
To streamline the rental screening process, prepare the following documents beforehand:
Tax Returns (Most Recent 1–2 Years): This is the most critical document for proving income. Attach your blue form accounting summary or income and expense statement. On your rental application form, rather than just writing "Freelancer" in the occupation field, list your specific profession such as Web Designer, Writer, or Consultant. A clearly defined occupation reassures screening officers.
For annual income, it's standard to list your business revenue (sales) rather than the net income shown on your tax return. Net income is calculated after expenses, so reporting revenue presents your application more favorably. However, never falsify information.
