Neighborhood Guide

The major Sendai neighborhoods most popular with foreign residents, summarized.

  • Sendai Station Area

The hub for shinkansen, subway, and bus lines. Shops and restaurants are all within walking distance. Ideal for frequent travelers, but rents are the city's highest.

  • Kamisugi / Kotodai

A quiet residential-and-government district. Easy access to the prefectural and city offices via Kotodai-koen subway station. Balanced living environment.

  • Tsutsujigaoka / Miyagino

Walking distance (or one station) from Sendai Station. Rents are lower than the station area, with parks, supermarkets, and large shopping centers nearby. Popular with families and students.

  • Itsutsubashi / Kitayonbancho

On the Namboku subway line, 1–2 stations from Sendai Station. Close to Tohoku University's Katahira campus and Sendai Medical Center — favored by medical staff and researchers.

  • Tohoku University Area (Kawauchi / Aobayama)

A popular choice for Tohoku University's international students and researchers. Direct campus bus lines and a quiet academic atmosphere. Walking-distance units go quickly.

  • Language School Area (Ichibancho / Hachiman)

Close to Sendai's Japanese language schools, with plenty of furnished share houses and apartments aimed at international students. Rents are relatively affordable.

Tips to Improve Your Approval Odds

Sendai is a student and research city, so guarantor companies and owners are relatively experienced working with foreign tenants.

  • Monthly income of roughly 3× the rent is the standard. Students can substitute remittance records plus a relative's proof of income.
  • Always submit either a company-issued employment letter (work visa) or a certificate of enrollment (student visa).
  • Request a foreign-friendly guarantor (GTN or Casa) from the start for a smoother review.
  • Having a Japan-based emergency contact (a faculty advisor or coworker) raises approval odds.

About English-Speaking Agencies

English-capable real estate agents are still scarce in Sendai. SUMUIE handles a broad range of Sendai listings bilingually, so you can complete a contract entirely in English.

Guarantor Companies Used in Sendai

  • Global Trust Networks (GTN) — accepted at many Sendai listings, excellent multilingual support.
  • Casa — broad inventory coverage in Tohoku, fast screening turnaround.
  • Nihon Safety — nationwide coverage with online review available.

Sendai's Initial-Cost Customs

  • Deposit and key money are typically 1 month each (lower than Tokyo). Zero-zero (no-deposit, no-key-money) listings exist.
  • The agency fee is normally one month's rent plus consumption tax.
  • Total initial costs typically equal 4–5 months' rent — about one month less than Tokyo or Osaka.
